Nevada is currently #1 in the nation for
Foreclosures, up over 55%, with one foreclosure filing for every 40 households during the first half of 2007. The state reported a total of 25,208 foreclosure filings on 14,687 properties, more than double the number of foreclosure filings reported in the previous six-month period and nearly triple the number reported in the first half of 2006.  Bank-owned homes  are homes that went to foreclosure auction and nobody bought them or bid high enough so the bank buys the property back.  Short Sales are pre-foreclosures in most cases the seller is in default and the seller's agent negotiatoes with the lien holder/banks to take a loss and sell it before it goes to foreclosure.  There are some  great opportunities if negotiated by the right agent.
