There is also HAFA it's a new government program that will actually pay the seller $3,000 upon an approved short sale if you meet the guidelines, like living in the home as your primary residence and maintaining the property. There is even a newer program that allows short sale sellers to sell the house to bank and rent for 3 years then re-buy the house after 3 years at the current fair market value, that's win/win you can stay in the house and buy at a lower price.

Great Opportunities for Buying Bank-Owned Homes & Short Sales!
Nevada values went up drastically between 2005-2008, then declined in that past 4 years. Most homes on the market are in some stage of foreclosure. Short Sales are pre-foreclosures and in most cases the seller is in default and the seller's agent negotiates with the lien holder/banks to take a loss and sell it for less than what is owed. The process takes approx. 2-5 months, since the seller has to prove a hardship and there are different phases of negotiations. There are some great opportunities if negotiated by the right agent. Bank-owned homes are homes that went to foreclosure auction and nobody bought them or bid high enough so the bank buys the property back. Let me show you how to take advantage of all the bank owned homes, pre-foreclosures/short sales. There are good deals on new home builder inventory.
