There are many stages of foreclosure.
Pre-Foreclosures or Short Sales- home is in default but foreclosure not commenced yet. The home owner trys to negotiate with the lender to takes less that what is owed to them and do a short sale and avoid the drawn out foreclosure process. Home owner has to prove they are broke and have some kind of hardship most of the time.
Bank-owned homes- Has already gone thru the process of foreclosure. Nobody bought it or bid high enough at the foreclosure auction so the bank that originally loaned the money on the home had to buy it back. The bank does not want this home they just want some of their money back that they are owed, so they are generally priced low and sold in "as-is" condition. But the banks are taking huge losses!!
Foreclosure- Notice of Default ignored and Foreclosure process starts and can take up to 6 months to a year to get done. It costs the banks a lot of money and is a drawn out process. When you go to purchase on the court house steps it has to be with cash or a cashiers check only (no loans) and you may be purchasing a home with liens on title and you may never have seen the home's condition and area. Lots of research on the title is necessary.
