New Las Vegas homes for under $200,000

At least 25 new subdivisions in southern Nevada are selling homes for under $200,000. That's more than $100,000 less than the median price for a Las Vegas home. Homebuilders are trying to sell their remaining inventory and trying to attract first time homebuyers, which they believe can be return customers. "We have not seen that price point in some time," Monica Caruso with Southern Nevada Home Builders Association told News 3. "These are brand new homes with all of the other amenities and conveniences in terms of energy efficiency." But these prices may not be around too long.
With the opening of major new Strip resorts like The Palazzo later this year, experts say our population and the number of jobs will continue to grow. And that is setting the scene for a housing shortage as early as 2009. "Homebuilders are not producing homes the way they were during the boom period, so we will have less supply on the market, coupled with the increase in demand of new casino workers; almost 40,000 to 50,000 new jobs created in an immediate period of time."And the Southern Nevada Home Builders Association says when you have a housing shortage the immediate impact is rising prices. Experts believe that prices have probably fallen to about as low as they're going to go. They believe the market will still be soft in early 2008 but should turn around as more people continue to move here.
These new homebuilders are trying to make their end of year goals so they are slashing prices dramatically!! Usually it was wise to buy in the first phase....not anymore! Some of the new homes are selling for $100,000 less than what the same was selling for a year ago.
